Damp survey finds water leak as cause of dampness
A damp survey will regularly find internal defects that lead to dampness in the home. The most common are water leaks, either from pipework or from poorly fitted bathroom and kicthen fittings and fixtures. The water from these leaks will seep into the floor and walls and appear as dampness which can be misdiagnosed as rising dampness.
What water leaks can be found on a damp survey
- Water main
- Hot and cold water supplies
- Waste pipework and drains
- Cental heating pipework including water tanks
- Shower trays
- Waste traps and gulleys
- Bath and sink seals
- Washing machine and dishwasher hoses
On this recent survey of a domestic property in Oxfordshire, dampness in the hallway and lounge was found to be a result of a long term leak on the shower tray in an adjoining area. See photo of the water pooling under the tray. The remedy for this dampness is to repair the fault on the shower tray and then dry the walls and floor, before making good the decoration. It does not require the installation of a chemical damp proof course or damp proof membranes. The drying process can take several weeks depending on how long the leak has been present.
