Cost of Damp Proofing

We regularly get asked for the cost of damp proofing over the phone and while its perfectly natural to want an estimate, it’s impossible to quote for the required work without carrying out a survey and evaluation of the affected areas. Please note that if you do instruct Biocraft to conduct a survey for you, you’re under no obligation whatsoever to use us for any further work if it’s required.

For their own benefit, we always advise customers to book a consultation before agreeing to anything. We visited a property where the customer had been quoted £2500 for damp proofing over the phone. It turned out that the damp problem wasn’t rising damp, but a fairly minor condensation problem which was resolved with better heating, repositioning some large furniture and a new extractor fan in the kitchen. Had he gone with the original quote, he would have paid a lot more for something which wouldn’t have fixed the problem.

How are quotes calculated?

We feel it’s important to be transparent with clients with regards to how we calculate the cost of work. While each case will vary depending on the work required, below is a breakdown of all the different elements involved when quoting for a chemical injection damp proof course (DPC).

  1. Survey and quotation
  2. Site set up and preparation
    1. Protective materials (corex, plastic sheeting)
    2. Removal of radiators and pipe work
    3. Removal and isolation of electrical sockets
    4. Removal of skirting boards and architraves
  3. Removal of plaster work to required height
  4. Inject chemical DPC
  5. Prepare wall for replastering, rake down joints
  6. Base coat replastering
  7. Skim plastering
  8. Reinstatement
  9. Refit skirting boards, radiators and electrical items

 

Typical cost of items 3-7 are below:

1-5m                                                     £500 – £1000 (ex VAT)

5-20m                                                   £1000 – £3500 (ex VAT)

20m+                                                    £150 (ex VAT) for each additional 120/m2

 

When receiving a quotation, ensure it covers the points below and they aren’t added afterwards as extras:

  • All preparation work including removal of radiators, skirting and sockets
  • Dust sheeting and floor protection
  • Increased thickness of plaster
  • Removal and disposal of waste
  • Refitting of skirting boards and electrics

 

All work should be carried out by a technician who is fully trained in the installation of chemical DPC and all health and safety aspects such as asbestos awareness and manual handling. They should have a construction skill certificate card (CSCS) and the company should have employer, third party, professional indemnity and contractor’s insurance.
