The Basement Information Centre is pleased to announce the 2004 issue of the Approved Document - Basements for Dwellings. There are now a number of publications covering various aspects of basement design and construction. The most significant of these publications is the Approved Document - Basements for Dwellings.
The AD was first published in 1997 and dealt with the 1991 regulations and which has now been updated to align with the Building Regulations 2000. This publication brings into one document all of the relevant building regulations for dwellings that are affected by the inclusion of a basement. The topics covered are:
- Part C - Site preparation and resistance to contaminants and moisture,
- Part A - Structure,
- Part B - Fire Safety,
- Part L1 - Conservation of fuel and power,
- Part F - ventilation,
- Part E - Resistance to the passage of sound,
- Part K - Stairs ramps and guards,
- Part N - Drainage and waste disposal,
- Part J - Heat producing appliances and
- Part M - Access and facilities for disabled people.
This is a private sector Approved Document, which has been approved by the Secretary of State under Section 6 of the Building Act 1984 as practical guidance on meeting the requirements of relevant paragraphs in Schedule 1 to the Building Regulations 2000, as they apply to the incorporation of basements to dwellings, and has the same standing as HMSO ADs. However, as a private sector AD it also includes good practice guidance on matters such as vehicle access and selecting a construction and water resisting system.
This AD is based on the current Buildings Regulations 2000 and current ADs including Parts A and C, which came into effect on 1 December 2004.
