BENEFITS OF BASEMENT EXTENSIONS

Basement extensions can add significant useable space to your home. A professionally constructed basement can be used as an office, a playroom, a bedroom, a basement studio, a home office or a home theatre. A  basement extension can add up to 30% floor space to your home and will add value to your home (usually 30-50% more than the basement project cost).

Incorporating a basement into your extension project can be a cost effective way of gaining a significant increase in floor area with a relatively small increase in the overall building costs. The newly constructed basement acts as the foundations for the extension and therefore the additional cost of the basement will be in the region of 10-20% of the original project cost.

Basement extensions added during refurbishments or rear/side extensions are a cost effective way of adding significant living space.

In addition, basements improve the energy efficiency of homes. Heat losses through basement floors and walls are less than those at ground and upper floor levels. Research carried out by BRE found that given two houses of the same above-ground size and construction, the one with a basement would be 10% more energy efficient. Living space below ground also offers excellent sound insulation, particularly where a suspended concrete floor is used at ground level.

The new basement provides the foundation for a rear extension. The basement extension can be a cost effective solution when deep footings are required.

Basement Extension Specialists

The resurgence in the interest in basements has been fuelled by the self-build market. Self-builders have recognised the extra flexible living and storage space that basements provide and have used them as home offices, guest bedroom suites, utility rooms, gymnasiums and even swimming pools. House builders are now beginning to incorporate basements, not only for the more efficient use of expensive land but also to meet the demands of house buyers for more flexible living space.

A basement provides extra living space  and also meets the demands of the Government for higher density and better levels of sustainability.

Biocraft designs and builds basement extensions throughout Berkshire, Oxfordshire, Hampshire and Surrey.

CD membrane for basement conversions
CD membrane for basement conversions One of the main advantages of using Cavity Drain membranes over cementitious systems for basement conversions is that they do not stop water at the point of entry, so hydrostatic pressure is not increased any more than it would be without a waterproofing system.
